The Cost of Our Services

At North Georgia Realty and Property Management, our service fees are based on the plan of your choosing and upon your specific needs, and they are customized to your situation. Whether you choose the full leasing management services or the procurement of a tenant for leasing without the full-time management, our cost is comparable in today's market.

Procure Tenant Fee

One month of rent charged when a new tenant moves in (first month's rent).
No up-front fee.

Full Leasing and Management Fee

The percentages of the fee schedule are based on the monthly rental rate each month after the first month.

8% if the rent is between $1,000 - $1,499.
7% if the rent is between $1,500 - $1,799.
6% if the rent is between $1,800 - $2,499.
5% if the rent is between $2,500 - $3,499.
4% on any rent over $3,500.
Rent is collected from the tenants each month. The balance of the funds is disbursed to the owner by the 15th of the month, once the tenant's check clears the bank.

North Georgia Realty and Property Management does not manage homes that rent for less than $1,000 a month.

Guarantees:

You pay no management fee if the tenant does not pay rent.
You pay no management fee while the property is vacant.
If the tenant defaults or is evicted within the first 12 months, we will prorate the procurement tenant fee.

Leasing Without Management Fee

One month's rent for a new tenant.
Includes advertising, screening and procuring tenant, and a move-in inspection.
All contracts prepared.
Collect the security deposit and first month's rent payment.

Lease Purchase Fee

Since every lease purchase is unique, fees are determined on a case-by-case basis.

Renewal Service Fee

$200 flat rate.
Includes all contracts and a home inspection.
